I am a 44 year old disabled veteran, and a single father of 3 girls. I have moved many times in my life, so I know about landlords and renting. I can say, without an unbiased opinion, working with AMH was the most ridiculous and absurd experience I have ever had with a rental company. From day one you should figure that you are nothing but a number on thier Las Vegas based portfolio when no one even shows up to show you the house or give you the key when you move in. You never meet a live person, EVER.
After a year of paying rent on time and taking care of the home, they tried to raise the rent on the home $85 more than it was worth. So I showed them comparable homes in the area are cheaper but offered to stay if they don't raise it because I am a great tenant, but they said no. So I found the same model home for even cheaper than the current rent I was paying there, in the same city and school. I cleaned the house spotless, but forgot to pull out the fridge and oven to clean it. I also forgot to trim the length of 3 bushes outside and change 1 bulb.
They send me a move out bill for $350 to clean behind the fridge and oven, $250 to paint the walls, $6.50 for a light bulb, and $20 to trim the bushes.
I told the home manager it's ridiculous, in every home I've ever lived in I've never had to pay for the landlord to paint the walls when I move out, I even went and took putty to every tiny hole from photos hung, and it's ridiculous to charge $350 for a home my daughters and I cleaned spotless. I want someone to meet me at the house and show me where these charges are coming from, since I only moved up the street.
He said he they can't meet me there, no one is in that area, but he talked to whoever he talks to and they are willing to take $175 off the cleaning, that's it. I said you know what, fine. I'm not going to get anywhere with this company anyways, and I'm not traveling to Vegas to talk to them, so I'm just going to warn the world to stay away from this rental hoarde company that goes around buying homes and does what I saw next.
When I moved out, the $2230 home I was renting was listed online for $2400. I was like what the heck? Then 2 weeks later lowered to $2375. Now that the time has come to offer it for rent they offer it at $2350. These places do this to drive up the prices in areas. They are the causes of the pricing crisis and I got to see a bit of it in action. They knew they would never see $2400 for this house. They know they'll never see $2350 for this house. They just do this to try to drive up the price. It's places like this that are hurting families everywhere.
So if there are other options, especially an actual landlord you can meet and shake hands with, please do that! I will NEVER rent from a home rental company after this experience again. By the way, when I moved out they had someone put a lockbox on the door when I wasn't home to leave my key in. I still never met any of them. They don't want to know you, they just want every penny of your money they can get.
