Normally I wouldn’t complain about anything and I mean anything, but this last year of renting from Amicus Property Advisors has been absolutely terrible! I mean really bad! Let’s start with how the house was an absolute mess when we moved which we stated and sent tons of pictures in. At one point we had two maintenance requests that weren’t acknowledged for days until we added three other different requests, then one of the women called with so much attitude to finally “address these multiple maintenance requests”. The women that seem to run everything never have a clear answer for anything and always have to asks someone else. They always sound like moody teenage sorority girls who have no clue what’s going on. They take days to respond to simple questions or just never respond stating they didn’t see the message. I DO NOT recommend this company for anyone! And if you sign with them then good luck to you.
Upon moving in I had asked Amicus Property Advisors when they would like to perform my walkthrough and so we could document the pre-existing damage and other miscellaneous repairs that needed to be aware of. There were many things that needed to be documented that I did not want to be held responsible for. I was told that the inspection was not necessary and we would perform the walkthrough at the end of my lease which I thought to be a little bizarre. Before the lease was over, I had decided to purchase a home and put in my notice. Amicus offered a courtesy inspection prior to the lease ending to point out all of the things that needed to be tended to prior to moving out. The majority of those things being things needing cleaning such as dusting, mopping, sweeping etc. An itemized list was given to me displaying what they charge for each item that they would have to have cleaned given that they were not tended to. The prices were outrageously inflated. For example, they charge $30 to clean ONE baseboard.
I am the type to leave a place in better condition than how I found it. It's something that was instilled in me from my time in the military and it has stuck with me. My son and i spent over 20 hours cleaning the house from top to bottom. I even made repairs that I had inherited from the previous tenants as a courtesy including matching paint for them to touch up(if needed) for the future. However, Amicus sent me their inspection report after we had moved out. Their report included pictures of their findings. Some of their findings I would agree with as there are things that can be overlooked when cleaning especially when a company is so petty during their inspection process. However, they want to charge you $30 for cleaning a baseboard because there is a bug on it or for a small amount of dust that accumulated on the baseboard from the time that i had cleaned and they performed their final inspection. True story. Let me remind you we live in a dusty West Texas and it should not be my fault for a small amount of dust or a bug that decided to make its resting spot on top of a baseboard during the two weeks that transpired after me moving out. That type of thing is out of my control. I would also like to point out that they claim that they pull out the oven during their inspection and check for cleanliness. Okay. No big deal. So what did I do? I pulled the oven out and what did I find? Glittery childrens arts and crafts pieces, a green spoon and a small hanger for infants clothing amongst other things. Well, lets just say that it was only myself and my 16 year old son who lived at the property and none of the things I discovered under/behind the oven were ours. If you are going to require me to leave the property in a certain condition and hold me to a certain standard, I expect you to hold the previous tenants to the same exact standard. Either their inspection process needs to be evaluated or the cleaning crew in which you hire needs to be reconsidered.
In summary, I moved into a property that was less than satisfactory in its condition. I was denied a walkthrough of my own and now I am being penalized for petty things in which I did not do with me knowing darn good and well that I left the place in better condition in which I had found it. I believe that Amicus purposely does this to withhold as much as they can from your security deposit and by the looks of it, they pocket the money without cleaning what they charged you for. It's just how I feel. I have sent them an email explaining everything that i disagree with along with a video of my findings and have not received a reply.
It takes a LOT for me to write a negative review. Perhaps this will save others some trouble in the future. I encourage people to shop around before committing to a lease with this company. They made the process easy when moving in but moving out was an entirely different story.

AMICUS PROPERTY ADVISORS: Just wanted to show prospective Tenants what is expected of you for cleaning move-out inspection if you do NOT clean the home in perfect condition and what you will be charged by company if it is NOT perfect.....even though it was NOT perfect when you moved in......as mine was not. The dishwasher filter was so filthy it had to be thrown away and replaced. The socks I wore on the floor after moving in had to be bleached white again with all the dirt and grime on the floors. The doors insulation has openings around them that bugs, flies, and sand can come in to home on windy day so I had to clean up those messes. I was promised a refrigerator when called for opening of rental house and then I did NOT get one that worked so after NOT having a refrigerator for 1-1/2 months, I had to buy my own....so wrong as now I have to pay to haul it from house to house that I rent. And, I lost so much weight from NOT having proper food to eat or pans to cook with when ALL my possessions got stolen when was supposed to be delivered to this home that I went from size 14 pant to a size 2 in 6 months without joining a gym. Then, when criminals kept getting into garage and house (even when I was home).....I had to lock the frame of the garage to prevent it from happening so the garage door and frame got bent from criminal activity and yet I was told I needed to buy security cameras for the house when I don't own it or I could get charged for the damages that criminals caused to house. WRONG! And, if you ever get locked out of your house in the evening....there is NO-ONE available to unlock your door for you; even for a small charge, so you just have to sit in the driveway and wait until the morning when the office is open to get you a key to unlock the door for the house you pay rent for. So, be aware!
