This Inspector is outrageously unprofessional and should be used with extreme caution!!!
I recently sold my home and the buyer utilized Don Hopkins Home Inspections for the inspection services prior to finalizing the purchase of the home. During the inspection Don Hopkins (Inspector) is seen and heard on ring video advising the buyer on how to counter the asking cost of the home with the anticipation of the buyer being able to keep items in the home and negotiate a better cost for the inspection. The buyer and inspector speak in reference to what the inspector can have after the sale is complete in lieu of providing a questionable inspection results.
There were several items in the home that were not in plain sight and hidden away in draws and boxes. These items can be heard being talked about between the buyer and Inspector Don Hopkins. There is a portion in the video where Don Hopkins tells the buyer that there is a key exactly like the one in his hand in a drawer in one of the bedrooms where they found a watch and a ring earlier that day. Both, the said watch and ring were missing as well as other items and the key from the exact place Don describes on the video. There were also other items missing around the house that Don Hopkins advised the buyer that was there.
This is criminal and disrespectful as this was the home of my late father and sentimental items were taken. I look to proceed with further action against this Inspection company, but in the interim would like fair warn others of their improper and deceitful actions.

Stated the House was on a Slab. Housing was an pier structure that had failed. Interior floors fell, when we placed furniture in the home. Litigation to pursue damages. Don Hopkins filed Chapter 7 Bankruptcy to avoid the litigation award. Living in WISCONSIN at the time. Claimed to have Insurance and License at the time of the inspection. - THIS Contractor is well known in the Madison WI area. Had several litigation's against him, prior to leaving for Florida.
