Zen Residential Ltd.

One of the worst property management companies I have ever came across. Currently I have two properties managed by them and they charge too much money for service provided by their contactors.

How they have had so many positive reviews is beyond me. I'll keep it short and concise. They don't do a proper job to eradicate infestations, in our building case it was mice. They didn't follow the law and inform tenants and set a extermination time or date. Just tried to hide the problem and threw some mouse traps in the halls temporarily. We're always incredubly difficult and rude to deal with. She was an absolute nut in my opinion. Then there's the condition of the building in a complete state if deterioration and yet nothing done. The back of the building tore off in a section exposing the underlay. Must have been wonderful for the tennants living there. All was peaceful till this nutjob and zen took over hiwever and we basically moved into a cheaper 3 story walk up to save money after the pandemic. Next think I know the rent spike up 100$ which was just crazy but we payed it. The next year it went up 175$ !!! Absolute lunacy whenever I walk by it looks like the unit is still vacant and that was al.ost year ago now we moved out. Horrible company. Then there's the move out list. I will tell you I have never seen a more insane list of demands in irder to get your security deposit back. I'm sure some of their requests are not legal and in keeping with the landlord tennancy act but whatever. I'd be prepared tge second you move in to leave your deposit and just walk away but they make it very clear they do not want you to have your deposit back. Just one thing on the list requires you to provide a receipt showing a professional carpet cleaner has come in and done the carpets. Thats right a receipt! Not a rental...not your own carpet cleaner, but a professional company. That alone is at least 500$ of course we didn't do this and all their other ridiculius way over the top demands so we just walked away.. when we tried to schedule a walk through after doing some light cleaning , they kept telling us the times we were suggesting were already booked. Eventually we just asked "what days work for you tgen" and got no reply, so we just left, locked tge door and stuck the key under the door. I couldn't wait to get out of there. I've never lived with a slymlkrd before and never will again. Completely rude batshit crazy and unreasonable. zen has some nerve calling themselves that, they should call themselves HELL
