Ultimate properties has been by far the worst company to get a rental from I have ever experienced. My family and I moved from out of state and only wanted to rent for 2 years while our house was being built. Our first week there the AC unit was not working properly and they had their preferred technicians come out only to say nothing was wrong with the unit. As we continue to make complaints the only thing they could offer was sending the same company out and continued to say nothing was wrong. After speaking with neighbors who had the same electric company with the same square footage and same floor plans we decided to have a real company come in and assess the AC unit. There's three units on the side of the house one was completely out of coolant that was causing the other unit to overwork and still wasn't cooling the house properly that company took pictures of all the gauges and everything that would need to be fixed and we submitted everything to Ultimate properties. Still refused to fix anything because we did not use one of their preferred companies. In order to get our AC units up and running in the middle of August we had to pay $1,100 out of pocket, ultimate property refused to refund because it wasnt a preferred company. multiple complaints about the jacuzzi draining itself into the pool were never addressed, it was frustrating for the pool service because it was a liability if someone were to get injured. That service Person actually Quit and refuse to service the home because ultimate property refuse to address the issue with the leaking and the pool pump. After our first year there we were unable to renew our lease, They had no real reason to deny us to continue to rent there although that was for the best because ultimate properties is the worst company I've ever experienced, I didn't want to keep moving my children around until our house ready to move into. I would have suffered there in order to not upset the whole household with a move shortly after moving. it was demanded that we pay a full years rent up front which we did! Upon moving out we had the carpets cleaned and receipts sent also a move out clean through a company with the receipt of that sent as well. However There is random in bogus charges on the move out calculation End out of the Three thousand dollar deposit we Submitted We are only receiving 300 back. Some of the things on the move out calculation are absolutely absurd! The shower heads were clogged and water hardly came out I had a plumber come in and replace them with brand new ones! There is a charge on here for removing resident installed shower heads!!!!!! Also there is a $25 HOA violation I actually called the HOA to see if I could get a copy of the violation and there was not one there was only a warning sent out and that was sent out four days before I turned in the Keys. For a bush that was too tall and covering part of the numbers on the house. If I had received that warning prior to returning the keys I would have trimmed the bush. But now I'm being charged $25 for a warning that I didn't receive! There's also charges on here for some dead bushes in the backyard I will be disputing this with ultimate properties because I have pictures of those bushes when we moved in and what they look like after I was trying to bring them back to life. I was actually proud of how much they had grown and come back they were rose bushes. There's charges on here for carpet cleaning even after I submitted the receipt for paying somebody to clean the carpet. I also have to pay for a carpet stretch which is ridiculous because when we moved in I did complain about how loose the carpet was all over a couple of the bedrooms. They do random inspections and come in your home without you being there one of those inspections I did show the guy how loose the carpet was all over.
Overall they have been the worst company to rent from there's little to no communication and if there is you are wrong nothing will be fixed nothing will be done and you will owe them money when you move out!
